We were met promptly by a delightful young lady who explained everything to us. The house was very clean and extremely well furbished. Very well situated for Murrayfield,our reason for the trip. It was also easy to get to the centre of town. Allin all first class

This house has spacious living accommodation and a great view over the Water of Leith from the back. Kitchen is small but well equipped with plenty of crockery, utensils and appliences. Third bedroom is small but has a small double bed. Master bedroom was spacious and very comfortable mattress. Shower over bath upstairs wasn't very powerful but one downstairs was good. Wifi works well downstairs. Parking space in front of garage but on street wasnt a problem and free /no permit required. If you are looking to stay in a traditional Edinburgh home, this fits the bill perfectly.

We stayed for a week in this lovely house. The location is just great with a wonderful view down the garden to the river and trees beyond. You don't feel like you are in a city at all. There was plenty of space for the five of us. The city centre is a ten minute bus ride away or a 40 minute walk. For a great day out just walk along the Water of Leith footpath to the Botanic Gardens.

The house is lovely, plenty off room. Well appointed in a great location. Close to town by bus or taxi. Fiona was very welcoming with lots of useful info. Only downfall was the matrices on the beds, very thin no support, didn't sleep well. We had a car so could get supplies, no large shops in walking distance. Tesco metro only.

We had a longer term rental in this small house and it couldn't have been better. The view and the garden was a daily pleasure.and the house was perfect for ourselves and our children. Highly recommended.

The house is lovely. The groundfloor rooms are large and airy (Lounge and Dining Room, Kitchen and Bathroom) and the kitchen extension provides a modern well equipped space for cooking. Down the steep cellar steps is a large utility room well equiped for washing, ironing etc. The master bedroom is large and roomy with a view out the back of the house down to the river which runs past the bottom of the garden. The second double room is very small, as we were well aware when we booked and the twin room is long and narrow but perfectly adequate. Bothe the smaller bedroons don't have wardrobes but there is hanging space for clothes. The house is very well equipped and everything was in good working order. We had no problems parking outside the front of the house and in front of the garage but be aware that the road is a dead end and quite narrow. The garden is steeply terraced down to a patio area beside the river. A great place to sit on a summer evening. The house is in walking distance of the city centre (but give yourself plenty of time), and of the zoo and Murrayfield stadium and the walk along the far side of the Water of Leith to the Botanic Gardens and beyond is lovely. Nicely decorated and well cared for, clean and very comfortable. A great place to stay .

This beautiful house backs on to the river Leith, and is a wee piece of heaven. There was plenty of room for 5 of us - we stayed for a week earlier this month. The house has all the facilities you could need, and parking was never a problem (we had 2 cars). The area is idyllic and peaceful, and yet only a mile or so from the centre of town. I would highly recommend the house and we had a brilliant holiday. Many thanks

A wonderful location at the end of a cul de sac. The house is wonderfully quiet but only a few minutes walk from the bus stop. There are regular cheap buses into the town centre 15 mins and 40 minutes direct to the beach at Portabello. You can also walk to the Modern Art gallery in about 15 mins along the river. The zoo is not far too only a short bus ride. There are also good local shops. The Victorian house is a mixture of decor from different decades but feels very homely. We argued over who had the fabulous main bedroom which looks over the garden and river. The second double bedroom is very small with no view and only the double bed and bedside table. The third bedroom with 2 single beds is a ok size with just beds and a chest of draws. However the owners have put up hanging pegs and hangers. The downstairs space is great and plenty of room for dining and a comfy lounge.

Comfortable and pleasant house, backing onto Water of Leith. Close to city centre, with local shops. Plenty of wildlife- ducks and garden birds.
