One of Edinburgh Flats longest standing holiday rentals and one of our personal favourites, this more than spacious apartment is exactly the kind of space you want to have as your own for a short break, or more if you’re lucky enough! Situated in the very much up and coming Fountainbridge area of Edinburgh, you are a 5 minute walk from Haymarket Station and the West End of Princes Street, only a further 5 minutes to the Grassmarket and Royal mile areas. This apartment comes with its own private underground parking space for your convenience, it is the perfect location for both pleasure and business.

The property consists of 2 double bedrooms, one very large double with spacious marble tiled en-suite bathroom including abath with a separate shower and WC.There is also a further separate bathroom with a second shower and WC. In the main living area there is an extremely generous open plan kitchen/living room area. The Kitchen has 5x hotplates, oven, grill, microwave, fridge/ freezer, dishwasher, toaster and kettle. The spacious living area has seating for 6 plus a balcony off for those who enjoy an al fresco coffee or perhaps to enjoy the sunshine! The living areas sofa is a sofa bed which can be used for additional guests (Extra charge of £30 for sofa bed for more than 4 guests, sofa bed option must be ticked on booking form) Throughout you will find luxury fixtures and comfortable furnishings, it really is the perfect place to spend some quality time with family or friends.

This property has a lift therefore it will be suitable for those with limited mobility access.

By Bus:
The Airlink 100 express and N22 night buses reach Waverley Bridge and the city centre from the West in about 25 minutes, depending on traffic. The Lothian Buses No 35 also runs into city centre but calls at local destinations en route, and continues to Leith.

By Car:
The airport is about eight miles (12km) west of the city centre and the journey (via the A8 Glasgow Road) takes about 25 minutes in light traffic.

By Tram:
Trams offer a frequent and reliable service linking the airport and the city centre. Interchange with rail services is available at Edinburgh Park and Haymarket stations. Other stops include Murrayfield Stadium and Princes Street.

* The property must be left in a neat and tidy condition, all rubbish removed, all crockery, pots, pans etc washed and returned to the cupboards. Extra charges apply to properties requiring additional cleaning after departure.
* Taxes and all utilities included in the price
* Full payment is required 6 weeks prior to arrival or immediately after booking if booking is within 6 weeks of arrival date
* Final balance can be taken by UK debit card, bank transfer or credit card.
* This is a no smoking property and not suitable for pets.
* A refundable damages deposit of £250 is required.
* A £30 surcharge is payable for use of sofa bed.
* Internet is offered as a courtesy of the landlord and quality of service cannot be guaranteed. This flat was found to be in excellent condition with all modern conveniences including washer, dryer, dishwasher, large screen Smart-TV and high-speed wireless internet. Located just outside the city centre, it is close to everything yet free from the hustle and bustle of the city. It has its own private parking and, for those without a car, the bus stop is less than a five-minute walk away with routes to the main shopping/business thoroughfare of Princes Street, the University of Edinburgh, Heriot-Watt University, shopping (Asda and Gyle shopping centre) and to the Airport. A Tesco supermarket is also a few short minutes walk away. Altogether a good experience.

We fully enjoyed our stay. The open plan of kitchen /lounge / diner made those times we stayed in to eat a pleasure as we were always still together. All very modern and very clean. Bedrooms very nice and two good bathrooms, both with a shower and one with a bath too. All felt very secure, but the surrounding area seems very safe anyway (as does every bit of Edinburgh we went to). The location, about a mile west of the castle is great. Close enough to everything. There are pubs nearby and also a small supermarket. Close to Union Canal too which is worth a walk. Will go back, and will stay here again.

Very spacious flat that was clean and welcoming. Rooms were a nice size and it was nice to be able to sit out on the balcony in the evenings. Would thoroughly recommend it.

We had a fantastic stay in this lovely flat, providing a great location to access the Fringe as well as all of Edinburgh's wonderful attractions. The flat is very well equipped with plenty of space. Would highly recommend for anyone wanting to stay in central Edinburgh.
