2 Bedroom Apartment on the ground floor (no stairs). Fully refurbished. Comfortable and practical furnishings.
Sleeps a maximum of 6 guests. Extra charge of £30 for sofa bed for more than 4 guests (sofa bed option must be ticked on booking form)
Spacious living room with 1 sofa bed and cable TV, DVD and CD player. Dining area. Kitchen (4 hotplates, oven, microwave, fridge/ freezer, dishwasher, toaster and kettle).

1 Bedroom with 1 double bed and ensuite (shower/WC).
1 Large Bedroom with 1 double bed and sitting area.

1 Bath/shower/WC (apart from the en-suite).

* The property must be left in a neat and tidy condition, all rubbish removed, all crockery, pots, pans etc washed and returned to the cupboards. Extra charges apply to properties requiring additional cleaning after departure. * Taxes and utilities included in the price
* full payment is required 6 weeks prior to arrival or immediately after booking if booking is within 6 weeks of arrival date
* Final balance can be taken by UK debit card, bank transfer or credit card.
* a refundable damages deposit of £250 is required.

We were 2 couples and the flat was spacious . Bedrooms are located so that each couple is private. Living room dining room is large and beautiful . The neighborhood is quiet and lovely to walk around. We would definitely rent flat again.

We stayed in this two bedrooms flat for a week during the Festival. It's on the ground floor but with a few steps up to the main door so ok for someone with limited mobility who can manage half a dozen steps. The rooms are massive with very high ceilings. Very elegant. It's well decorated and very comfortable. Two things that aren't perfect - the small kitchen is a long walk to the lounge / dining room, there's no chance of chatting to others whilst food is prepared. The second is that only the smaller of the two bedrooms has an ensuite. The larger bedroom is very appealing but that dash to use the loo at 3am is a run down the corridor to the bathroom! The flat is ideally located for all of central Edinburgh and you can walk to most Fringe venues and the shops of Princes Street very easily.
