Amazing flat in a fantastic location next to nice restaurants and coffee places. Only a short walk to the old town too! We had a cosy weekend.
Recommend Kilimanjaro coffee and a walk in the local park which has a nice view of Arthur's seat.
Highlights of our stay were doing the underground mercat tour, exploring the city and having dinner at hewats.

A characterful little gem of a flat, which couldn't be more ideally located. Everything from the train station to bars, restaurants, and supermarkets are within a short walk, and anything further afield can be reached from one of the nearby bus stops. Yet somehow, in spite of being in such a busy and popular part of the city, it manages to remain quiet too, with barely any traffic or other noise from the street outside. More surprisingly is that the whole flat worked out as being around the same price as a room in a number of the hotels in the city.
We'll definitely consider staying here again in the future.

This nicely decorated and well equipped duplex flat is near the University of Edinburgh and the Festival Theatre, and it is one of the best short-term rentals I have ever stayed in. It is centrally located, so you can walk to almost any tourist attraction in the city. The flat has a comfortable sofa bed, which allowed my wife and me to host a friend for two nights during our stay.
My wife and I hope to return to Edinburgh and stay in this flat in the future.

We (3 of us) recently stayed in this flat and we were amazed by its looks, functionality, character and location.
There was no need to take any transportation within the city.
The flat is just lovely and very well equipped: for those who like to cook whilst on holidays, it has absolutely all the utensils you need.

This flat is a brilliant place for a couple to stay when in Edinburgh. It is positioned perfectly for visitors to the Fringe as many venues in the old town are just a short walk away. It comes well-equipped with everything needed when self-catering provided and had a 'home-from-home' feel to it. Would re-book without hesitation!

It's a lovely flat, bright, clean and very comfortable. And centrally located so just a gentle stroll to the centre of town and with Holyrood Park next door.
In addition, everyone from Edinburgh Flats were pleasant and extremely helpful both online and in person.

Looking for central and unique accommodation in Edinburgh. This flat is spot on.

Very pleasant flat to come back and relax in when not busy visiting the nearby town centre. Edinburgh is such a lovely place with so much to do that you also need a relaxing place to get away from it all at time.

We love staying in this flat; everything you need is provided. It is an easy walk to all our favourite Festival venues.

This Davie Street flat is in an old converted school but is very modern and comfortable inside. It's location was within a 5-minute walk to the Royal Mile/High Street area. We thoroughly enjoyed our stay there. Breakfast "at home" in the flat then a day out on the town was the general routine for us. Many pubs and restaurants within easy walking distance, including the Grass Market.

After some confusion with payment - there was a typo in the bank information, so a bit unsettling when using a company for the first time - everything was good.
The flat is in a converted old school house, a beautiful building tastefully done up.
It's essentially all one huge room with a mezzanine bedroom and bathroom. Probably better for a couple than, say, four friends or a family. Amazing high ceilings but the bulb had gone in the main lamp - probably only reachable with a crane! Lots of other lighting so fine. All mod cons but we mainly ate out so didn't really use them. All clean and modern. Nice big flat screen TV, good wifi. Easy walking distance to shops and restaurants. Recommended.

This flat is just as attractive as it looks in the photos. The exterior of the building is simply stunning and has an interesting historical background. Its location couldn't have been better for visiting our daughter at The University of Edinburgh as well as access to The Royal Mile and the city in general. The kitchen was so well equipped that we found it quite handy and cost-effective to cook some of our own meals or bring back take-away food. An excellent Tesco Metro was located a couple of minutes walk away and a good variety of restaurants are in the vicinity. We were met by a very friendly greeter - thank you for your help, Alison. I hate to complain about such a lovely apartment, but my other daughter didn't sleep very well on the sofa bed as its mattress has seen better days. The double bed was comfy, however, and if a better solution was found for those using the sofa bed, then this flat would be absolutely perfect and I wouldn't hesitate to use it again on future visits.

I was pleasantly suprised by the flat itself. The photos looked beautiful, but I was concerned that perhaps it would be quite small, however it's very spacious and much bigger than I had antsipated.
There is parking for 1 car, which is off the road, which was useful, as I didn't use my car at all during my stay, and would have been reluctant to pay for parking.
The flat itself is fairly central to all of the main tourist attractions.
Our meeter was very helpful with directions and suggestions of things to do.

This is the second time we have stayed at this apartment and we love the location, the apartment's layout and the quality of it's fittings. We were also impressed by the friendliness and efficiency of our greeter. The only area that stopped us from giving an excellent rating was the lack of maintenance, especially the plumbing. When we arrived we found the downstairs toilet seat sitting loose with it's fitting sitting by the side of the toilet, we repaired this in 5 minutes. Our greeter also explained that the upstairs toilet occassionaly needed a carate chop action to stop the toilet from running continuously, this problem was the there when we last visited 2 years ago!. We also found the loud knocking sound whenever the water was used irritating (this was not present 2 years ago). The hot water from the shower tended to go cold then back to hot during a shower with no adjustments being made by ourselves. Finally the master light in the centre of the lounge area and the stairs/landing lights did not work. None of the above prevented us from enjoying our stay, and we would definitely recommend the apartment.
11 Aug 2015 Glenburn, Maine
Our flat was close to the Festival, yet quiet and spacious. On our walk to the Royal Mile we passed many restaurants to try. It was close to The Festival Theater, Edinburgh Castle and Holyrood Park. We even strolled up Arthur's Seat, which was almost like the Highlands. We did take a tour to the Highlands, and we're able to walk to the meeting spot. Even closer was The Museum of Scotland. I am so glad we found this flat. The owners were very accommodating.

Flat was in good condition. Very quiet. Close to walk to Grassmarket, Royal Mile and City Centre. Recommend a stay here.

My partner and I visited the city for the first time quite recently and fell in love and have always wanted to go back but city breaks can be quite expensive and it's difficult to get time off together, we managed to get a long weekend together and decided if the price was right we would treat ourselves to a relaxing weekend away. The prices for the hotels and guest houses were really pricy and after spending hours looking I came accross Edinburgh flats;decent website, lots of photos and easy to navigate around and perfect price!! The people I liased with were helpful, friendly and nothing was too much to ask. The journey there was a quite stressful one (maybe going straight from work on a Friday night was not the best idea) with 3 hour delays and a drunken man on the rails just outside leeds, finally arrived into Edinburgh at 11:30 to be greeted by rain and a huge long line for the taxis. After waiting half an hour in the rain we made it to the apartment Marcien our greeter met us at the door and showed us around, he was lovely and polite and was understanding of our late arrival. The apartment itself was absolutely beautiful, a home from home and was great to be somewhere so relaxing but at the same time not over the top, I couldn't ask for anywhere better! The facilities were exceptional! Finished to a high standard and amenities you wouldn't expect (great tv, wifi, dishwasher, cv/speakers) and the nice touches; Scottish monopoly, Edinburgh fringe art work and plenty of books to choose from. The apartments were located in old town (a part of the city we had only just touched upon and not really explored, we were so happy with just a 20 minute walk to princes Street and local amenities around the corner it was perfect. I'd highly recommend this to anyone and would definitely return here again the next time we visit! 5* out of 5 from us!!!!

The layout of this apartment is just terrific. With a huge bed and all the fittings you could want and lots of space which together with the modern furnishings generates a great atmosphere. Put this together with a location so close to the heart of Edinburgh and you can't go wrong. The proximity of many small bars with great live music and being only a ten minutes walk to the Royal Mile and Cowgate Road with all their restaurants, shops and amazing architecture tops it off. We meant to stay only 4 days, but extended to a full week. It was so good.

Ideally placed, with parking. Well equipped, very large comfortable bed. Everything works. It is basically one room, with stairs to mezzanine (quite steep, not suitable for young children).Smart, clean, nice furniture, very high ceiling. 28 steps to flat. If 'off West Richmond St' was added to address it would be easier to find. In a lovely old Victorian school. Just great really. Only one set of keys.
23 Jun 2014 West Midlands
Partner and myself stayed there 13/06/2014 to 17/06/2014.
Lovely apartment set within a Victorian school. Attractive and modern furnished apartment decorated and furnished to a very high standard. Very modern kitchen, living area and the two level accommodation with the fantastic mezzanine bedroom area. It was a welcomed surprise when we arrived after a five hour drive.
The apartment has its own allocated parking within electronic secure gated access which is an added bonus if you have your own transport.
There are local shops within a 5 min walk, e.g, Tesco, Sainsburys. Choice of delicatesstants and resturants also. Royal Mile, Edinburgh Castle & Holyrood Park all within 10 min walk. For the adventurous Portobello Beach is three mile walk via Holyrood Park (bus 26 takes 20 mins from Princes Street).
Booking via Edinburgh Flats was excellent. They facilitated a last minute booking for four days with no drama, Tamara was great making the booking process faultless! The flexibility from the greeter regarding meeting times to pick up the keys and show us around the apartment despite her busy shedule and us arriving earlier than expected was excellent. Lenore 10/10 for customer service.
We would thoroughly recommend booking this apartment and feel you will not be disappointed. We hope we are fortunate to stay there again!!

The flat is light and airy with an open plan mezzanine bedroom area and is ideal for a couple. The flat is conveniently situated within 10 minutes walk of the Royal Mile and 15 minutes walk of the Grassmarket area. There are plenty of local shops, cafes and supermarkets with a Tesco Metro store just round the corner. There are also a number of restaurants locally. Overall would definitely recommend this apartment

I was staying in Edinburgh with a friend for a weekend of shopping, sightseeing, eating and other girly treats and Davie Street was a perfect location for us. We were close to Holyrood, the Royal Mile, the castle and Grassmarket and a short taxi ride to and from Waverley station. We loved the fact it was an old Victorian school (you enter through the "Juveniles" door) and it had been very sympathetically restored with high windows, ceilings and natural light. This gave it an extra feeling of space. It was extremely modern inside with a lovely kitchen and all mod cons. We had chosen to eat out apart from breakfast time and there were two Tesco supermarkets within a 5 minute walk plus a 24 hour (I think) CO-OP only a little further down the main road for our food shopping. There were a number of local restaurants, also within a very short walk, and we ate at an Italian one night when we were too tired to go into the heart of the city. I would certainly go back and would be happy to recommend it to anyone.

Excellent base for a stay in Edinburgh. Walking distance from main sights & just off bus route if needed. Flat has 'wow' factor - imaginative conversion of former school. Comfortable & well equipped. Tucked back from main road yet supermarket, shops etc just across the road. Will use again.

The flat is a spacious, modern flat within walking distance of all the main tourist attractions and the fabulous city centre. It has all mod cons and a very luxurious feel. The bed is enormous and furnishings are of an extremely high quality. You certainly won't be disappointed with your stay.

This is a lovely apartment that combines the charm of old Edinburgh with the convenience, comfort and cleanliness of a thoroughly modern, stylish and superbly appointed open plan apartment. The kitchen is modern and spacious with top-notch appliances. The furniture is really comfortable. A short walk to the middle of Edinburgh (no need to use the car at all), close to the festival theatre. We loved it!
