relaxing lovely flat
Had a great stay,beautifull flat with a brilliant view of the converted docks - so relaxing.Flat had everything we needed and had a warmth too it.So handy for buses up town and a small walk to ocean terminal.Some nice frindly pubs and restaurants a couple of minutes away.Had a great weak and the weather was perfect.Would definately use the same flat next year for the festival if we can. THANKS

Good location for the city of Edinburgh
Don't be deceived by the outside appearance of 9 Grindlay Street or the dark worn stone steps as you walk up to the third floor flat 6. Inside the flat is attractively decorated and the whole flat is very comfortable. The views of the back of the castle from the two bedrooms are amazing. We enjoyed looking at the castle fireworks display at 10.30pm during the Tattoo. It's handy having an extra toilet in the flat as well as the bathroom. We had a lovely holiday and I would stay there again without hesitation.

Nice quiet flat
A lovely flat about 40 min walk from the centre. Good bus service. Clean and quiet with very helpful landlord. Would definitely stay again

Excellent location.
The apartment was really great, located in the centre of the old town with all of the festival in walking distance. Lots of decent Restaurants and cafes on the doorstep.Very well equipped and spacious, and a friendly helpful landlord - a great choice all round!

Great location in Leith
Lovely flat in brilliant position in Leith close to bars and restaurants. Easy to get to from ring road. Frequent buses up to town but nice to walk it if you've got the legs (about 35mins) Shared areas a bit shabby as always but entering the flat is like arriving at an oasis - bright, clean and airy with a great view over the water

Excellent base
Very comfortable accommodation with good facilities. Lack of a blind on the velux in the twin room was the only problem (see earlier review), although the children put up a blanket which solved that for our stay. A fuse went while we were there and that was sorted out immediately by the friendly and helpful owners. You are provided with milk, biscuits, tea bags etc, plus a bottle of wine, which is very welcome if you want to take a break after a long drive getting there. Parking on the street is also straightforward. The city is within walking distance (if you have more time try the attractive river 'Waters of Leith Walk') and the buses were also very convenient and easy.

Lovely flat with great view. Well maintained and good provision of essentials (except toast rack - why do letters of flats never provide this??). Will definitely consider staying here again.

Lovely flat
Clean, nicely decorated and homely flat situated just minutes from shops/pubs/takeaways. The bus stop is also just at the end of the road so ideal for travelling into the city. Would stay here again.

Everything you need and more
Great location, easy access to Train, Bus, Shopping, Restaurants, Castle and other sites. Stayed during Fringe Festival and had absolutely no issues with noice from Rose St or neighbors. Thank you for the great stay.

Good location close to castle.
The entrance locality of the flat was generally run down and dungeon like. We told our small grandchildren it was part of the castle.. The flat itself was equipped well but appeared to be student accommodation. There was an unpleasant smell until we opened very dirty windows.

Thanks for your comments Dr Clarkson. I’m sorry if you found the entrance stair to be old fashioned and dismal, but it is as described on the website an Edinburgh Victorian Tenement flat and is therefore typical of entrance stairwells across the whole City. A few guests have previously commented about this, but have then been very pleasantly surprised when they have entered the actual flat. The stairwell is actually cleaned at least once a month which is probably more than can be said for a majority of similar common area stairwells across this and other Cities. There is categorically no smell on entering the flat, I discussed this with the person who met you and she confirmed that there was definitely no smell. Your comment regarding the dirty windows has been noted and this will be addressed as soon as a window cleaner can be booked as will re-decoration and some upgrade to furnishings during the course of the next few weeks – The Owner.

Excellent location for everything
Four of us stayed in this flat and there is nothing negative I can find to say about it. Everything was there to make the stay comfortable. It was spotless and we cooked every night as the kitchen was well equipped. Sainsburys was walking distance and if you walked in a different direction you were looking up to Arthurs seat and beautiful hills. We will definitely be back next year.

Excellent central location
Stayed in the flat 08/08/2012 to 10/08/2012. Myself and 4 other adults. Excellent location - Castle /Royal Mile / Grass market only a few mins walk away. Only reason I rated the flat as very good and not excellent is the communal hallway into the flat leaves a bad first impression. Although once inside the accommodation is more than adequate. Clean linen provided and good kitchen facility. Only other pointer is the shower tap seems to be in reverse. To get cold water turn to red and vice versa.

Excellent equipped central flat
This flat is fully equppied for all your needs and is very clean and tidy. It is very central to all the shops, pubs, attractions all within walking distance. The rental charge for the week was very reasonable taking everything into consideration (location etc).

fantastic location
very nice and spacious flat, Lovely views over Arthur,s Seat. Pictures in add don,t give a good impression of how large the flat is (purely an observation for the owner)Would definitely benefit from a couple of fans or mobile air con unit, as very warm during the lovely weather we had for our stay. Will definitely rent this property again as suited us perfectly. 2 adults and 2 teenagers ! Thanks P Murray.

15 Minutes to Everywhere
A really good flat and bolt hole while attending the Fringe. Perhaps we are used to traffic/passing noise but I found it almost tranquil... I took a laptop so the lack of any TV signal was not a problem as the free wifi came to the rescue. If there was any niggle it was that the kitchen area and facilities are limited but if you eat out or manage with kettle and microwave the it is adequate. Overall a great little flat with access second to none to the Royal Mile and Edinburgh in general.

Lovely, stylish, clean and spacious
Derek was so friendly and helpful in the run up to and during our stay. His apartment is lovely - stylish, clean, spacious, well-equipped and comfortable. It is not far from the centre, easily walked; or you can get a cab for about £7. There is free street parking in a quiet area only 5 minutes walk away. We highly recommend Derek's flat, and we would definitely stay again if returning to Edinburgh.
